First of all, what is an ITE, or as we know it better, technical inspection of buildings? 

The ITE is the technical inspection that all types of buildings that have a certain degree of age must pass. Therefore, if your building is more than 45 years old, it is time to pass the ITE!   The objective of this building inspection is to guarantee that it meets safety requirements for the people who live there. That is why it requires a face-to-face visit from an approved technician, who proves that the building is safe and that it maintains optimal conditions for its use.

How and When is the Building Inspection Process Done? 

As we have mentioned, the building inspection is carried out through the visit of a qualified technician to the property. These types of technicians are usually architects, engineers, or surveyors. It must be taken into account that the choice of a professional or qualified company is essential for said building inspection since it will depend on these whether our report is favorable or not.

A standard building inspection will not check if toxins or other hazardous materials are present in the property. This type of inspection will not review the property’s compliance with any building regulation. It is recommended that you research these concerns before participating in a negotiation for the property.

Are there fines for not passing the ITE?

Well, I’m very afraid… yes! Failure to carry out the technical building inspection has consequences. In most cases, it carries penalties that can reach $ 6000, although they will depend on the municipal ordinances of each City Council. On the other hand, it has other indirect consequences, such as mortgage denials or the paralysis of the property sale process. 

How much money does the ITE cost?

Regarding the cost of carrying out the ITE, there are no pre-established fees, that is, it will depend on the company or technician you hire. In certain municipalities, recommended price tables are provided in order to guide consumers. Even so, they are not required.
