ROOF REPAIR: PLANNING STAGE

When is roof repair/renovation necessary or recommended? Both technically and aesthetically, the reasons for renovation can be different.

Roof Repair: Technical or energy efficiency reasons:

  • Thermomodernization or improvement of the energy properties of the roof is aimed at minimizing energy consumption and thus lowering heating costs.
  • It is planned to install photovoltaic or solar panels on the roof. Depending on the method of installation, there are integrated and non-integrated systems. In the first case, the panels are directly integrated into the roof, thus replacing the roof covering, while non-integrated panel systems are raised using racks or mounted parallel to the roof, as long as the slope and orientation of the roof allow it.
  • There is damage due to the age of the roof, such as leaks (e.g. water ingress through leaking roof windows, etc.).
  • Extreme weather events such as thunderstorms or excessive snow loads have caused irreparable damage.
  • Physical and construction defects, such as mold or water vapor condensation in the roof, i.e. secondary damage caused by an inadequate roof structure, make the renovation of the roof inevitable.

Roof Repair: Renovation as part of modernization:

  • The roof is to be renovated as part of an attic extension or other reconstruction or extension work.

Roof repair/renovation may also be dictated by aesthetic considerations. For example, if the paint or coating on an old roof has flaked off, it simply no longer pleases the owners or does not optically fit the new facade.

Roof Repair: What types of renovation are there?

Basically, a distinction is made between partial renovation, that is, roof repair, and complete renovation of the roof. In addition, it is also important to ask whether it is only about the renovation of the roofing, or the improvement of thermal properties, or maybe even the renovation of the entire roof truss. At the beginning, the owner must also decide on the future use of the attic. Is it intended, for example, for residential purposes?

In this case, it is worth designing the roof structure to meet future requirements. Additional windows or dormers should also be planned accordingly. If the attic is to be used as a living space, then a ventilated roof structure is necessary, which, thanks to the air circulation provided both in summer and in winter, has a positive effect on the indoor climate and helps to drain away moisture. Various types of roof ventilation are possible, but the most popular method is inter-rafter insulation.

 On the other hand, the over-rafter method is used when the rafters are to be used as a visual element or when the roof has already been expanded and requires additional thermal insulation. If the roof structure does not allow for the use of inter-rafter insulation of appropriate thickness, then it is possible to provide adequate thermal insulation by using additional under-rafter insulation. It serves as an additional layer between the individual layers of thermal insulation and reduces the formation of thermal bridges along the rafters.

If the attic is not intended for residential purposes, it can be used as a ventilation space, as long as the building conditions allow it. Basically, metal roofs or sheet metal roof and wall coverings should always be designed as ventilated (cold roof) structures. Structures without a ventilation gap (warm roof) are special solutions that, due to the principles of building physics, require separate planning. Depending on the structure of the roof, its renovation may require additional works, as well as involve additional costs and material outlays, which in turn may affect the completion date.

The roof sheathing (roof battens, intermediate battens, full boarding, etc.) must be selected according to the type of covering. However, the dimensions of the counter battens and rafters must be adapted to the static requirements.

Roof Repair: Do I need a designer to carry out the planned works?

Whether a designer or a construction foreman will be needed to carry out the planned works depends primarily on the scope of the works performed and whether they are covered by the obligation to notify or obtain a permit. By minor construction projects are meant to work to maintain the structure, renovate or modernize a house, such as the renovation of the roof or windows. 

Therefore, if the works are limited only to a new covering, their implementation is usually possible without the need to hire a designer. In this case, the planning tasks are generally undertaken by the contractor. However, it should be borne in mind that not all professions are eligible for planning roof repair. This is due, for example, to the fact that changes in weight may require new static calculations.

Roof Repair: Can I renovate the roof without a building permit?

In the case of structural changes (dormers, roof windows, new roof truss, etc.), the investor is usually required to obtain a building permit. Also, if the renovation or extension is part of the renovation, the documentation necessary to obtain the permit must be prepared. However, there are usually a few exceptions in which a project does not require permission, notification, or notification to proceed. However, to avoid violating the regulations, it is advisable to contact the local building office in your municipality before starting work.
